    Google Adsense ad revenue for December, 2025 was just $30 over the cost of the lease for the server running this site. So, in effect, the money providing the incentive for me to continue running this site is coming SOLELY from the paid memberships and sponsorships here. Which honestly ain't much....

Just got in from the realtor's office.

Made an offer on our perfect little homestead down in the Bitterroot valley. Nice little one level ranch home, impeccably maintained, with a basement that's gonna make a great snake room. A little over 8 acres of land, not too much but definitely not too little, and not a neighbor in sight. No zoning. No covenants. Just peace, quiet, and hope.

Now begins the ulcer-building process that culminates in closing, hopefully. :rofl:

Thanks guys. We're pretty much just hashing out the details of the rent-back, etc, and we'll be under contract soon. Just gotta find that beneficial for both parties sweet spot. As of now, we've chosen October 1st for closing, because it gives them time to make plans for their move out of state, and us to finish our lease here.

I must say, I'm fairly disappointed with the lack of response from the clique members. You know, seeing as how I'm a founding member and all. :rofl::rofl::dgrin::rofl::rofl:

Several, actually. The back deck is great, with a stone firepit and views of both the Sapphires and the Bitterroots. They're leaving us the hot tub, too. :D

Anyone who's been decent is always welcome to come out and stay for a bit. Go do some fishing, hike some of the parks, etc.

Wow, really thought we had this one in the bag. The seller just didn't bother to respond to our full listing price offer. For this particular property, our agent was also his agent, so we know we were the only offer, etc. Saturday night we were hearing favorable back and forth that we could easily accommodate, then next thing we know he's wanting to talk over the title status with his lawyer. And then for two days - nothing. It wasn't our terms, either. Just basic buy/sell agreement stuff. Clear title, inspection, financing, blah blah blah. Our only two added stipulations were that they either finish or rip out the stone bbq pit they were working on, on the deck, and that we close in October because of our lease here. Neither of which they had issue with on phone convos with realtor and we accepted the "counteroffer" on those. We may never know what happened I guess.

During that time we found out the house was potentially sold several years ago, and there ended up being a lawsuit there between buyer and seller. We were going to try to get copies of any of that paperwork, but since we're officially walking away from this house, figure it's a moot point at this time. We probably dodged a bullet with this guy, for all I know.

The realtor told us on the way in that they'd spoken a couple weeks earlier about him raising the price. Our best guess is that they were excited and planned to accept the offer, then the wife got in his ear about how they could get more. I mean, we offered full price so it's GOT to be worth more, right? No, Shawn and I just hate haggling and the price as it was, was acceptable for us. Last I've heard, realtor is speaking to her lawyer about sticking him for her commission since she did bring him qualified buyers who made a full offer and he just never responded in the 48 hours to either us or her. She also says he won't be represented by her company any longer. How soon we buy from here depends on whether I see his listing disappear from her site without my having to nag her about it. I've gotta be able to trust my agent to bring me people who will actually SELL their homes, right? :shrug01: Who in their right mind turns down a full asking price offer from a prequalified buyer?

Anyhow, going to look at a couple more in that same area this weekend if she can get appointments set up. There are better places out there, and many we "like", the price just goes up quite a bit.


Congratulations! Any plans to branch out into outdoor creatures? (Horses, goats, etc) Sounds heavenly.

Of course! I was raised a farm girl, and I'm itching to get back to that. We plan to have a couple wagyu cattle, florida white rabbits, ameraucana chickens, and some bourbon red turkeys. Plus garden, small orchard, bees, etc. And for some reason Shawn wants a goat, but we know who will end up taking care of it.

Really! That is crazy, sounds like something shady going on. Well sorry to hear this but hopefully that means something even better will be right around the corner.

Yep, I think you are right, you dodged a bunch of trouble, who needs that.
But I know when you almost have a home you sometimes are already planning where to put your stuff and how to decorate, and it is a letdown not to get it :(
 
Yep, we were right. Heard that he's raising the price by $25k. It's wrong to let someone come view your home, knowing darn well you're not going to accept any offer they make because you want more money.

Even stickier, the realtor is keeping the listing. Sorry, but now I'm taking issue with her ethics. She's completely okay with her seller wasting buyers' time and emotional investment, and I guess thinks we'll forgive her that. Greedy :censored:. Anyone know a solid buyer's agent in western MT? :rolleyes:
 
Make sure you get your own realtor. If you had your own then there is a lot less shenanigans like that to happen. I had some thing like that happened to me when I bought my home 26 years ago. My realtor told them if it didn't go through as listed it was going to cost them some cash and deal went through as original. Good luck finding a better place ;)
